Rules of the Auction

  1. Do not bid if you are not in agreement with all of the following.
  2. You must be at least 18 years of age and of the age of legal majority in your state to bid. You must arrange to physically inspect the property in person before bidding. If you are a corporation or other similar entity you represent that you have full legal authority to bid.
  3. You agree to be bound by the terms of the contract which may be viewed at the Springridge Reserve web site. You will read the contract before bidding.
  4. If after bidding you change your mind or have any doubts about the property your only recourse is to cancel your bid, receive a full refund of your Earnest Money and have no further claims against Springridge At Glenwood Springs Development Company and/or Glenwood Brokers, LTD
  5. The developer and Glenwood Brokers, LTD reserve the right to change the offering terms or the prices. They also reserve the right to withdraw the listing at any time as each lot is also offered for sale through the local MLS service and is subject to prior sale.
  6. Privacy. WE do not use your personal information in any way other that to contact you to arrange the sale of the property you have selected. You will receive no follow up sales calls unless you request them.
  7. Accuracy: Every attempt is made to insure that information provided here, on the website and in any other information given to you is accurate. However, no other warranty or guarantees are made.
  8. Fees and Payments: Upon notification of acceptance of your bid you agree to pay an Earnest Money Deposit of $1000. within three business days of notification. This fee is refundable at any time for any reason up to three days before the closing of the sale. If you are not a cash buyer we will gladly assist you in arranging financing and if financing acceptable to you is not available you will receive a full refund of the Earnest Money without question.
  9. Sales facts: The Seller will deliver merchantable title as evidenced by a standard title policy issued by Stewart Title Guarantee of Colorado. Title will be conveyed by a Special Warranty Deed. Normal closing costs will apply and Glenwood Brokers, LTD will be glad to discuss all particulars with you.
  10. Intellectual Property: All materials, images, text, illustrations, designs, icon, photographs and video clips are the property of the developer and/or Glenwood Brokers. LTD and are intended solely for personal, non-commercial use in connection with services provided by this web site. Not right, title or interest in any of the above materials shall transfer to any person using the website.
  11. Abuse of site: Any attempts to violate the security of the site or abuse it in any way will be prosecuted to the full extent of the law.
